Here at Latitude Homes there are four build options to choose from: Full Build, Kitset, Shell Only and Shell Internal. For more information, browse through the options below.

Full Build
This is where we take care of the whole building process. As this option involves the biggest number of variables it is important that you discuss all your requirements with our Latitude Homes team. This way we can accurately cost your home and make sure your new home includes everything you've dreamed of.
Latitude Homes organises the excavations, concrete floors, builders, electricians, plumbers, drainlayers, painters etc and also takes care of all building consent issues and inspections. We can meet with you on site to inspect your new home and we keep you up to date with regular progress reports.
Providing additional peace of mind is the Master Builders Guarantee that covers the work and materials used in constructing your home. Once the house is complete, we walk through with you to ensure you are completely happy with the end product – at this point we hand over your keys and a welcoming gift for you to enjoy as you move in and celebrate your new home.

Kitset Homes
We deliver the materials, you manage the build yourself.
DIY Kitset homes are one of our most popular building options. Kiwis who choose to build their own home love this option due to its affordability and flexibility. The price of our kitset homes compared to other build options varies significantly depending on your region and the house plan you choose.
This is the most effective way to build your own home, and a great solution for many people with DIY skills. With a kitset purchase, we supply plans and all the major building materials for your home, then you take total charge of the construction process. We provide everything from frames, trusses and exterior cladding to the plumbing supply including tapware and even the kitchen and kitchen appliances you’ll require - all at a considerably lower cost than if you purchased the individual items yourself.
As we only work with NZ's most reputable building material manufacturers, you benefit from our bulk buying power plus all your building materials are sourced and delivered from local suppliers closest to your area, from Bluff to Kaitaia.
You then project manage the building of your new home yourself. We can provide you with guidelines and advice, but it is up to you to contract out the construction work you need done and oversee the work. This will usually include a builder and then the sub-trades such as the electrician, plumber, painter and drainlayer.
Latitude Homes can supply you with a list of recommended builders who usually have plenty of contacts in the sub-trades to complete the necessary work. We will also provide a list of what is required and will help guide you through any problems that you may experience.
If you are confident of your practical DIY abilities and have the time available, you’ll be able to make additional savings by doing some of the labour yourself.

Shell Only
We build the shell, you finish it off.
The Shell Only option is a midway point between kitset and a full build.
Latitude Homes organises getting the concrete floor laid, the frames and trusses erected and the roof and exterior cladding and windows and doors installed. At this point (known as the lock-up stage), you take over.
All the remaining materials can be purchased from Latitude Homes, including a pre-assembled kitchen (taking advantage of our bulk buying power) or you also have the option of sourcing your own materials. You then finish the work in your own time, with the peace of mind that your home is weatherproof and secure. All you need to then is install the insulation, interior linings, install the prehung doors then plaster and paint, fit off the electrical and plumbing fixtures and fittings and connect up to your services.
Add your final touches - floor coverings and drapes, to complete your wonderful new home, and then move in, it’s as easy as that. This option is great if you have a limited budget but not the time to spend looking for or supervising contractors. It’s also perfect if you have DIY skills!

Shell Internal
We build the shell and supply the materials for you to complete the interior.
All the remaining materials can be purchased from Latitude Homes (taking advantage of our bulk buying power) or you can source your own. You then finish the work in your own time, with the peace of mind that your home is weatherproof and secure. All you need to do is install the insulation, interior linings, install the prehung doors then plaster and paint.
We deliver your pre-assembled kitchen, you fit off the electrical and plumbing fixtures and fittings and connect up to your services.
Add your final touches - floor coverings and drapes, to complete your wonderful new home, and then move in, it’s as easy as that.
This option is great if you have a limited budget but not the time to spend looking for or supervising contractors. It’s also perfect if you have DIY skills!
I built my first home with Latitude Homes Otago in 2020. Kurt and his team based in Mosgiel were always responsive to all of my questions in a professional and timely manner. This was important, especially building a first home and needing relevant documents exchanged promptly. Latitude homes were realistic and honest throughout the entire building process regarding pricing and how long each process was likely to take and because of their expertise in the building industry, what they informed me was often correct. The house I built with Latitude Homes Otago was one of their plans called 'Motu'. Kurt and his team were very responsive towards any changes and variations I wanted to make in customizing the plan to suit my needs, for example instead of having three double rooms, they allowed me to change the plan to make one large master room , one double room and one single room. Other changes included making the double room wardrobe smaller and this allowed for an extra utility storage space in the lounge. A complementary color consult at Silk & Willow Mosgiel was provided by Latitude Homes Otago and this made that entire part of the process really enjoyable. I was truly astounded just how easily it all came together. Choosing the kitchen scheme was probably the most challenging stage of the build, but I never felt pressured to make a decision in a hurry or one that I didn't like. In fact quite the opposite, I upgraded the kitchen surfaces to a 'euro edge' and Latitude Homes Otago enabled this variation to go ahead without any complication. The completed house is warm, dry and low maintenance. Nothing at all was ever a problem, I felt listened to and respected by Kurt and his team all the way. Building a new home I really couldn't ask for more. Latitude Homes Otago really do live up to one of their business motto's ''Too easy'' ! The team at Latitude Homes Otago are a down to earth, honest and reliable building company with genuine integrity to see me right throughout the entire building process. I am a happy client of Latitude Homes Otago and I highly recommend them to anyone contemplating building within in the Otago region.
